Though he personally supervises every legal matter handled by the attorneys at Anastasio Law, Vern Anastasio leads the representation of all Business, Real Estate and Zoning clients by helping them with:
Vern Anastasio, Esquire
- zoning permits, variances and land use issues
- corporate creation
- contract drafting, negotiating and review
- municipal law, tax appeals and utility issues
- commercial and residential real estate transactions
- condominium creation and conversions
- eminent domain and other real estate matters
Scion of a famous Italian Market family in Philadelphia, attorney Vern Anastasio grew up in small business. He witnessed first hand the challenges his family and his neighbors faced in opening enterprises, getting proper permitting, securing the proper zoning permits and dealing with the burdens of local government regulations and taxes. That experience led him to build the Business, Real Estate & Zoning Practice at Anastasio Law.
Prior to building Anastasio Law, Vern was an associate attorney at a Center City law firm, where he practiced in various areas of law, including family law, probate and civil litigation.
Over the course of two decades working in Philadelphia City Council, the Fair Housing Commission, the Pennsylvania House of Representatives, the Human Relations Commission and the Philadelphia Redevelopment Authority, Vern has built a network that helps him deliver results for our clients.
Vern is equally familiar with the neighborhoods across the city and throughout Southeastern Pennsylvania and Southern New Jersey, having been a community activist for twenty years, twice a candidate for Philadelphia City Council and elected a member of the Democratic City Executive Committee by South Philadelphia voters.
Vern believes in using modern approaches to engage clients and help deliver results. That's why he authored the number one private on-line resource for Philadelphia's Zoning Code at http://www.phillyzoning.com. No other law firm in Philadelphia even tried. Through the years, Vern has brought hundreds of clients to zoning boards in Philadelphia and the surrounding counties to get that ever-illusive zoning variance. And more than 95% of the time, he succeeds.
Vern has been a paid contributor to the editorial pages of The Philadelphia Inquirer, holds free forums on starting small businesses and navigating the zoning process and has ensured Anastasio Law gives back to the community by regularly sponsoring holiday food drives, little league sports teams and special community events in various neighborhoods throughout Philadelphia.
Anastasio has served on the Dean's Advisory Council at Drexel University's School of Nursing and founded a non-profit community organization in South Philadelphia that tackled blight, greening and quality of life issues that served the Bella Vista neighborhood for twenty years. He holds a J.D. from Widener University School of Law (Delaware), a graduate degree from Emerson College (Boston, MA)) and undergraduate degree from LaSalle University. Through the years, Vern's been dubbed a "man of the people" by the Philadelphia City Paper, a "Philly Reformer" by Philadelphia Magazine and "energetic and creative" by the Philadelphia Inquirer. His most cherished title, however, is "Daddy", to his two children.
